How to Get Started Today with a Short Sale
The very first thing you should do if you're considering a SHORT SALE in ARIZONA is to call your bank for a PAYOFF amount. At the same time you can tell them that you are considering a short sale and have them email you their short sale package. They may give you options for a Deed in Lieu of Foreclosure (which we highly reccomend you do not do - it's as bad as a foreclosure and you are giving the house back to the bank essentially).
If you have several liens you must get the payoff info. for as many liens as you have on the house.
Then Call or Email us and we can tell you what your home is worth in today's market and go over the short sale package with you.
If you aren't getting anywhere with the bank then look at your last mortgage statement for your payoff amount and we can provide you with the paperwork.
While you are considering a short sale, you will need to prepare your:
* Last 3 years taxes
* Last 3 months primary bank statements
* 401 K and saving statements
* Write a hardship (1 page) letter as to why you need to short sale and be extrememly explicit (Divorce, meical, loss of job, redcution of income, etc.).
